Straight answers about U.S. Securities and Exchange Commission (EDGAR) data
How far back does U.S. Securities and Exchange Commission (EDGAR) data go?
Decades on the filing side and per-filer on the facts side. Verification for Prologis reached 18 September 1997 through an archive segment holding 1,951 pre-2019 filings, while company-facts depth follows each filer's tagging history - revenue facts confirmed from CY2016 through CY2026Q1, 168 dated entries on one concept.
Does the filing index include the documents themselves or just metadata?
One row per filing with the accession number and primary-document filename that resolve to the document. The narrative substance - MD&A square footage, occupancy, lease expirations - sits inside those documents, so the numeric work pairs with the companyfacts collection, which carries the reported figures as structured records.
Can financial statements be rebuilt as originally reported?
Yes - that is what the provenance columns are for. Every fact carries its fiscal year, fiscal period, form type and filing date alongside the accession number of the filing that reported it, so filtering on them reassembles the statement a reader would have seen on filing day rather than today's restated version.
Does it include FFO, NOI or other non-GAAP REIT measures?
No. FFO and same-store NOI are non-GAAP constructs with no XBRL concepts, so they never appear in company facts. Derive FFO from net income plus depreciation adjustments using the tagged lines, or take sector-level aggregates from the Nareit T-Tracker, which reports those measures directly.
