Which geographies does the FHFA index reach below the metro line?
Three tiers matter for collateral work, and they answer different questions. The five-digit ZIP tier gets you to neighborhood scale, which is what most people mean by a house price index by zip code lookup. The three-digit ZIP tier groups neighboring markets into larger pools of transactions. The census tract tier is the finest geography FHFA publishes and lines up directly with the tract identifiers used elsewhere in mortgage disclosure data.
