census tract granularity
Census tract granularity is the finest geographic level a product offers, sitting beneath counties, MSAs and 5-digit ZIPs in FHFA's coverage ladder. CFPB HMDA resolves every loan row to its census tract across all states, DC, Puerto Rico and the Virgin Islands.
What is census tract granularity?
It is a property of a dataset, not of the tracts themselves: how deep in the geography ladder a product publishes. FHFA's Data Portal states its coverage as "3-digit ZIPs, 5-digit ZIPs and census tracts (level varies by product)" - the same publisher sells different depths for different series.
At the deepest end, CFPB HMDA covers the "United States - all states, DC, Puerto Rico and Virgin Islands, down to census tract", and the file is tagged "census tract" because every loan row carries that identifier.
So the question to ask a vendor is not "do you have tracts?" but "which of your products resolve to tracts, and which stop at ZIP3?" - in FHFA's own portal the answer legitimately varies by product.
Why does census tract granularity matter when choosing a dataset?
Because aggregation is a one-way door. You can roll tract-level HMDA rows up to county or MSA, but you cannot split a 5-digit ZIP series into tracts - the sub-geography detail was discarded upstream.
Portfolio and branch work needs the fine end: CFPB HMDA's tract resolution across all states, DC, Puerto Rico and the Virgin Islands supports market-level lending analysis, while a ZIP3-only product cannot separate neighborhoods inside a 3-digit zone.
Granularity also drives price and compliance burden. Finer files are larger and carry more disclosure handling; buying tract depth you never query is wasted spend, and buying ZIP3 when you need tracts forces a re-purchase.
How do you evaluate census tract granularity in a data source?
- Read the ladder, per product. FHFA's Data Portal declares "3-digit ZIPs, 5-digit ZIPs and census tracts (level varies by product)" - get the level named for the exact series you are buying.
- Confirm row-level resolution. CFPB HMDA resolves each loan to census tract and is tagged "census tract"; ask whether your candidate file is row-level or pre-aggregated.
- Check territory coverage at that grain. HMDA's tract detail spans all states, DC, Puerto Rico and the Virgin Islands - a source missing territories fails island-market work.
- Plan the roll-up, not the split. Bulk downloads of tract-level files let you aggregate upward on demand; aggregated files cannot go back down.
